Well Performance Testing — Flow, Drawdown & Recovery
Certified well flow and drawdown & recovery testing for private and rural wells across Eastern Washington & North Idaho — trusted for real estate sales and VA, FHA & USDA loans. Flat, upfront pricing with a clear, emailed report.
Flow, drawdown, and recovery testing for private and rural wells across Eastern WA and North Idaho — backed by InterNACHI rural water training and NGWA pump coursework. I don't sell hours at a well; I provide well-performance information at the level you need to make a confident decision. Every assessment has a flat, upfront price and a clearly defined deliverable — no ranges, no surprise charges, and no vague pass/fail result. If a test runs long due to well conditions, I stay until the job is done.
Buying, selling, or refinancing with a VA, FHA, or USDA loan? These transactions often call for well flow and water testing on private wells — I provide the performance testing and lab water analysis these loans typically require, with fast, clean documentation.

Know what to expect
A performance test runs the pump under sustained load to reveal any pre-existing weaknesses, so a signed Release & Hold Harmless is required before testing. Preview the exact forms I use so there are no surprises on test day.
Well performance testing measures the well and pump system. It is not a water-quality or potability test (see Water Quality Testing above) and is not a substitute for a licensed well driller or pump contractor where repairs or a regulatory certification are required.
Phase & Warranty Inspections
Protect buyers during the build process and catch issues before they are covered or buried. Skilled labor is hard to find — just because it is new does not mean it is done right.
Phase 1 — Footings & Foundation
Verify the foundation is done right before it is buried and impossible to see.
Phase 2 — Pre-Drywall
Inspect framing, nail plates, and penetrations while everything is still exposed.
Final Walkthrough
A complete inspection before you take the keys — because “new” does not always mean “done.”
Pre-Close Inspections
New homes have issues too. A pre-close inspection verifies workmanship before you sign, so problems are the builder's responsibility — not yours.
11-Month Warranty Inspections
Homes settle and sag the most after a build. Before your builder's one-year warranty expires, I document popped fasteners, loose shingles, cracked caulking, and more — issues the builder has to fix but may not tell you about.

Pre-Listing Inspection
For sellers who want clarity before listing. Knowing the condition of your home up front reduces surprises, renegotiations, and time on the market — and creates clean, confident disclosure.
Book a Pre-Listing InspectionManufactured Home Foundation Certifications
Manufactured home purchases and refinances often require a permanent foundation certification. I inspect the foundation system against HUD and FHA guidelines and provide the documentation lenders need.
Quick response matters. Banks can take a while, so the sooner the better. Using me for this service alleviates friction and bottlenecks — reducing timelines and stress.

Appraisal Discrepancy Verification
A bad appraisal can stall or kill a transaction or refinance. Appraisers cannot touch roofs, decks, or many structural elements — I can. I verify the roof, deck, structural components, moisture concerns, and safety items, then provide a full rebuttal report lenders can use.
- Recover valuation or avoid unnecessary repair demands
- Reduce renegotiation time and uncertainty
- Clarity, neutral documentation, and deal stability
